Preservation
Why It’s Important
“As Henderson County continues to grow and development becomes the norm rather than the exception, it is important to protect what exists now and preserve it for the future. My wife and I own one of the Flat Rock homes, Dunroy, built in 1852. Caring for a structure of that age is an on-going process and one we would not have been able to achieve had it not been for HFR. Throughout the Village of Flat Rock are numerous structures, gardens, pathways and scenic byways that are still here because of the support and dedication of HFR and its members.”

Preserving More
Than Just Buildings
How do you put a price on timeless memories, family traditions, and beloved experiences? It’s impossible. But what is possible is to preserve and protect the land, structures, and foundation on which those memories, traditions, and experiences were born. Sure, everyone appreciates a lovely old building, a beautiful meadow, or hand-tooled stonework. But preservation requires action. Preservation doesn’t happen by accident. A historic area must have a preservation organization made up of caring individuals intent on saving their local heritage for future generations. They must be willing to work, raise funds, and have the tenacity to stick with the program through difficult times.
Preservation Agreement
This is a legal agreement between a property owner and a qualified 501 C(3) preservation organization. It is a private, voluntary agreement that runs with the deed in perpetuity, through inheritance and sales. It ensures that the architectural character will not be altered and the use and density of the property will not be changed, according to the wording in the agreement. The owner retains full ownership and is obligated to honor the terms of the agreement, the wording of which he tailors at the outset, with the assistance of HFR and legal counsel. An Historic Preservation Agreement is considered a charitable donation.
Preservation Easements
Historic Flat Rock, Inc., is about much more than preserving and restoring historic properties. Through preservation easements and other means, Historic Flat Rock, Inc. preserves memories; securing a vital way of life connected with the storied past of Charlestonians and the establishment of their Flat Rock summer retreat over 200 years ago.
